The PRS register: questions landlords ask
What is the PRS landlord register?
The Private Rented Sector Database, created by the Renters' Rights Act 2025. Every private landlord in England has to register themselves and each property they let, and keep the details up to date.
When do I need to register?
It opens on 15 December 2026 in the West Midlands, then rolls out region by region through 2027. Each region gets a three-month window, and the deadline depends on where the property is, not where you live. West Midlands properties must be registered by 14 March 2027.
What will I need to register?
Property details (address, bedrooms, number of residents and rent), plus your gas safety record, electrical safety report (EICR) and Energy Performance Certificate. HMO landlords will need licence details too. Certkept's register pack lists each item in order, with what's in date and what isn't.
What happens if I don't register?
Councils can fine you up to £7,000, rising to £40,000 for repeated or continuing breaches. You may also be unable to regain possession of the property until you're registered.
Is there a fee, and does it renew?
Yes. The government fee is £65 per property per year, so registration has to be renewed annually. Certkept tracks your registration date and reminds you before it's due. Certkept itself is separate: free for one property, £4 a month for up to ten.
